Broadbeach is two suburbs in one. East of the Gold Coast Highway the beachfront strip runs from Old Burleigh Road north through the Star casino precinct, mostly high-rise residential and hotel: body-corporate territory, almost no traditional house fencing. West of the highway, the streets around Albert Avenue, Hooker Boulevard, and the eastern edge of Mermaid Waters carry detached one- and two-storey houses on level blocks, with a smaller share of duplexes and townhouse complexes infilling older sites. The fence brief inland is closer to a suburban brief, a homeowner deciding between PVC, timber, and Colorbond for a rear or side run with a known neighbour, while the brief east of the highway is body-corporate or hotel-perimeter work in the rare cases it exists at all. Salt-air corrosion remains the structural argument for PVC across the whole suburb because the prevailing northeasterly puts a chloride load on fences well west of the highway.

The western low-density pocket of Broadbeach is built around houses from the late 1960s through the 1990s on lots of 500 to 700 square metres, predominantly brick-and-tile single-storey with the occasional two-storey rebuild. Street frontages are wide enough for a double-driveway and a small front yard, with rear yards typically 12 to 18 metres deep.

Broadbeach is regulated by the City of Gold Coast under City Plan 2016. Side and rear dividing fences up to two metres are accepted development; anything above falls under the Queensland Building Act 1975. Dividing fences are governed by the Neighbourhood Disputes (Dividing Fences and Trees) Act 2011 (Qld), and where the adjoining property is a townhouse complex or apartment block the Notice to Contribute goes to the body corporate under the Body Corporate and Community Management Act 1997 (Qld). Pool fencing is to AS 1926.1-2012.

Salt-air durability

Ex-Cyclone Alfred took out a section of our rear fence. Should we rebuild in the same material or change?
Alfred was an unusual event for the central Gold Coast (sustained gale-force winds rather than a single peak gust), and the failures we saw on inland Broadwater fences clustered around two patterns: Colorbond sheets pulling off light steel rails at the fixings, and timber paling fences collapsing as a single rigid mass because they did not let any wind through. PVC handles this differently. Ascot 2.4 metre panels include a structural mid-rail, the panels themselves have some flex, and the panel-to-post connection is designed to share load along the run. For an exposed rear boundary we would specify Ascot 2.4 metre or Oxford 2.1 metre with galvanised aluminium reinforcement inserts in every post and concrete footings at 600 millimetres minimum.
How far west of the highway does the salt-air corrosion case still apply?
Practically all of Broadbeach sits within one kilometre of the surf, which is the distance at which most Colorbond warranties tighten significantly. The corrosion driver is fine aerosol carried by the prevailing northeasterly, and on a Broadbeach grid that aerosol reaches the western streets routinely. Real-world Colorbond fence life in the inland pocket of Broadbeach is typically twelve to eighteen years on a side or rear boundary, with the first surface corrosion at fixings and cut edges visible inside five to seven years. PVC has no equivalent corrosion mechanism: the UV stabiliser is what matters and ours is rated for the full Queensland exposure over 25-plus years.
Our boundary is shared with a townhouse complex along Surf Parade. How does the fence approval work?
The townhouse complex is a body corporate under the Body Corporate and Community Management Act 1997 (Qld), and the dividing fence sits on common property. Your Notice to Contribute under the Neighbourhood Disputes Act goes to the body corporate, normally via the building manager or strata management. The committee then has to authorise the share and the specification, typically at a general meeting or by committee resolution. Allow four to eight weeks from Notice to a signed quote. For a run that interfaces with their pool deck or a courtyard, the committee may require a higher specification than you would have chosen alone, usually the Ascot at 1.8 or 2.1 metres rather than a semi-privacy panel.
Can I put a tall front fence on a low-density Broadbeach street?
Under City Plan 2016 the City of Gold Coast generally expects front fences in residential zones to be lower and more transparent, around 1.2 metres for a solid panel, with taller transparent designs (such as 1.5 to 1.8 metre picket or semi-transparent slat) accepted where the streetscape supports it. A solid 1.8 metre privacy fence at the street frontage is typically not accepted development and would need a development application. The Henley picket at 1.2 metres is the right pick for most front runs. For street-facing privacy on the western pocket we usually steer customers to the Oxford 1.5 metre on the front and a taller Ascot beginning at the side return.
Does PVC fencing block enough sound to matter against Hooker Boulevard or Gold Coast Highway traffic?
A solid Ascot 1.8 or 2.1 metre run gives a perceptible drop in continuous traffic noise, typically five to ten decibels at mid frequencies, which is enough to make outdoor conversation comfortable and to take the sharp edge off truck-tyre noise. It is not an engineered acoustic barrier; that is a different product category entirely. The variables that matter for real-world result are panel height (taller is better up to a point), tight ground contact at the bottom edge, and no gaps at panel joints. For Hooker Boulevard frontages we generally specify 2.1 metre Ascot with stepped footings on any sloped ground and continuous capping along the run.
