Pimpama
Pimpama is the youngest suburb on the Gold Coast's northern growth corridor and the most dramatic statistical story. The 2011 census recorded around 3,200 residents; the 2021 count was over 24,600. Almost the entire housing stock has been built since 2010, dominated by Mirvac's 2,000-home Gainsborough Greens master plan along Yawalpah Road and a long sequence of smaller estate releases on the surrounding farmland. From a fencing standpoint Pimpama is the inverse of older Gold Coast suburbs: there is almost no replacement work because the developer-supplied fences are still well inside their warranty period. The work that does come through is overwhelmingly new-build, either where a homeowner is finishing off side fencing that was never installed by the developer, replacing a temporary builder's chain-wire after handover, or adding a pool barrier to a recently completed home. The buying decision is more often Colorbond versus PVC at first install than it is replacement of a failed material.

Housing stock
Housing stock is almost uniformly post-2010 project housing, double-storey dominant in the more recent releases and single-storey in the earlier Gainsborough Greens stages. Lot sizes are tight, with a median around 350 to 450 square metres, frontages between 10 and 14 metres on the smaller releases, and 14 to 16 metres on the family-format streets.
Boundary conditions
Side setbacks are minimum-compliance, often as little as 900 mm, and the side fence is frequently shared with a near-identical home built by the same project builder. The neighbour conversation is usually easy because the houses arrived together and the fence decision is fresh. Rear boundaries vary: some back onto retained bushland, some onto drainage easements that double as informal pedestrian access, and some onto another lot in the same release.
Pool demand
A meaningful share of Pimpama homes have either an existing pool, a pool slab waiting for finalisation, or plans to add one within the first five years. The suburb's hot, exposed afternoon sun and the lack of mature tree cover make a backyard pool an attractive proposition.

Approvals & heights
Pimpama sits inside Gold Coast City Council and is regulated under the City Plan 2016. Most lots in the Gainsborough Greens release and the surrounding estates fall within the low-density residential zone, where side and rear dividing fences up to 1.8 metres are accepted development without a separate approval. Heights between 1.8 and 2 metres are generally permitted but should be checked against the relevant neighbourhood plan; over 2 metres triggers a Queensland Building Act 1975 building approval.
Pool barrier timing
The standard pool barrier rules under AS 1926.1-2012 are particularly relevant in Pimpama because of the high rate of post-handover pool installs. A barrier added six months after the house is finished is assessed against the standard in force at the time of installation, not the standard when the house was built.
Boundary lines on new lots
New estates in Pimpama are still finishing their final stages, and many side fences in the most recent streets are still being installed by the developer. A homeowner adding their own fence ahead of the developer-supplied one should keep the post line 50 mm clear of the title boundary to avoid a future neighbour dispute.
Wind exposure
The March 2025 ex-Cyclone Alfred event passed directly across the northern Gold Coast and is a useful sanity-check on footing depths and wind rating for any new install in the suburb.

- My builder didn't install the side fences before handover. What do I do?
- This is increasingly common in Pimpama as estate stages reach final completion and the developer's fencing program lags the building program by six to twelve months. Two paths: wait for the developer fence and live with a temporary chain-wire, or install your own and reach an agreement with the neighbour on cost-sharing under the Neighbourhood Disputes (Dividing Fences and Trees) Act 2011 (Qld). If both lots are still owned by builders or the developer, a phone call to the project office is usually the fastest answer, since they may simply bring the install forward. If both lots are owner-occupied, a Notice to Contribute is the formal mechanism and a PVC install is a fence neither side will need to revisit for two decades.
- Is it worth installing PVC at first build instead of going with the builder's standard Colorbond?
- Often yes. The price gap between a 1.8 metre Colorbond and a 1.8 metre Ascot PVC has narrowed over the last five years, and the maintenance differential is the long-side of the calculation. Colorbond in a new Pimpama estate yard will be the responsibility of the homeowner from year one for repaint touch-ups, dent repairs, and bottom-rail corrosion management. The Ascot PVC is supplied UV-stable, never needs painting, and the white finish in a yard with low tree cover stays significantly cooler than charcoal Colorbond on the same wall orientation. If the builder offers a Colorbond credit at handover, that credit applied to a PVC upgrade is the strongest single fencing-economy move available.
- I want a pool in my Pimpama backyard within the next year. Should I order the pool barrier with the fence or separately?
- Order them together if the design is settled, separately if not. The standard arrangement on a 350 to 450 square metre Pimpama lot is a perimeter rear fence at 1.8 metres for privacy plus a separate compliant pool barrier inside that perimeter. The two fences can be the same range (the 1.8 metre Ascot reads as both privacy and pool-suitable provided the AS 1926.1-2012 non-climbable zone is respected on the pool barrier side), or you can run a clear glass or aluminium barrier inside a solid white PVC perimeter. The cost-saving on ordering both together is in the freight and the install scheduling, not the material.
- How do I work out where the title boundary is so I install my fence on the right line?
- In a new Pimpama estate the survey pegs from the original lot creation should still be present at the four corners of your title. If they have been disturbed by construction, the registered title plan held by the Queensland Land Registry will give you the exact dimensions, and a licensed surveyor can re-peg the corners for a few hundred dollars. The reason this matters is that a fence installed even 50 mm over the boundary line becomes a future dispute trigger when the lot next door changes hands. We always install on the title line by agreement with the neighbour, and we recommend confirming the pegs before any footings are poured.
- Does the suburb's location near the M1 mean wind loading is a real consideration for fence design?
- Yes, more than in inner Gold Coast suburbs. Pimpama sits on a comparatively open coastal plain, with few mature wind breaks because so much of the suburb is post-2010. The prevailing southwesterlies hit fences side-on with no attenuation from existing tree cover. The March 2025 ex-Cyclone Alfred event delivered sustained gusts across the entire northern corridor and exposed footing weakness in fences that were under-specified. For any new Pimpama install we recommend a minimum 600 mm footing depth, aluminium reinforcement inserts in line posts on the 2.1 and 2.4 metre heights, and consideration of the Oxford semi-privacy on exposed western runs where letting wind through is preferable to presenting a solid sail.
