Southport's housing stock is the most varied in the central Gold Coast. The eastern strip is dominated by mid-rise apartments and townhouse complexes, so much of that boundary work is body-corporate territory rather than individual owners.
Inland post-war
Inland, around Queen Street, High Street, and the Southport State High catchment, you find brick-and-tile post-war detached homes on 600 to 700 square metre blocks with level frontages and rear yards typically backing onto reserves, school grounds, or other detached houses.
Townhouse infill
Newer townhouse complexes have infilled the 1970s walk-up apartment sites west of the highway, and many of those developments share boundaries with traditional detached neighbours. That is a classic interface where one side of the fence is the body corporate and the other is a private homeowner. The G:link station catchments (Broadwater Parklands, Southport, Southport South, Nerang Street, Queen Street) have driven a second wave of townhouse development since 2014, putting up more shared boundaries that need to be quoted with two adjoining owners in mind, not one.
Character cottages
The original Australia Fair and Chinatown precincts further north have meanwhile kept a stock of small character cottages alongside the redevelopment sites, where the front-fence brief still trends to a low picket rather than the privacy panels that dominate the inland streets.

- The Notice goes to the body corporate, not the individual unit owner whose courtyard backs onto your fence. Under the Body Corporate and Community Management Act 1997 (Qld), the body corporate is the legal owner of common property, and most townhouse boundaries are common property. In practice you send the Notice to the body corporate committee via the building manager or the strata management company. Allow four to eight weeks for the committee to vote, since they usually need a general meeting or a committee resolution to approve a share of the cost. If you serve the Notice on a single unit owner, it has no legal effect.
- How much does salt air from the Broadwater actually shorten the life of a fence in eastern Southport?
- Colorbond's standard warranty is for non-coastal use and tightens significantly within one kilometre of the surf or saltwater bodies, which covers most of east Southport.
