Beachfront low-density suburb under the Mount Coolum headland, sitting inside Sunshine Coast Council and the Sunshine Coast Planning Scheme 2014.
Coolum Beach
Coolum Beach is the quieter coastal suburb between Marcoola and Peregian, defined by the Mount Coolum headland that rises out of the suburb's northern edge and the long unbroken stretch of beach running south. Unlike Noosa Heads and Peregian Beach, Coolum sits inside the Sunshine Coast Council jurisdiction rather than Noosa Council, so the controlling planning instrument here is the Sunshine Coast Planning Scheme 2014, not the Noosa Plan 2020. The practical implication for a homeowner specifying a fence is that the streetscape character assessment is less aggressive than on the Noosa side of the boundary. A 1.8 metre privacy fence on a Coolum side or rear boundary is unremarkable Council work, where the same fence on a Noosa Heads ridge would attract a longer streetscape conversation. The coastal exposure issues are the same as Noosa, however, and the material shortlist that the salt air imposes does not respect the council boundary.

How Coolum Beach fences.
Housing stock
Coolum's residential housing stock is mostly 1970s to 1990s beach-house and project-home stock on lots of 600 to 900 square metres, with newer post-2000 builds infilling subdivided original blocks and a smaller core of architect-designed contemporary builds on the high-value beachfront and headland streets.
Lot conditions
Lot conditions vary across the suburb. The streets running parallel to the beach, such as David Low Way, Beach Road, and the cul-de-sacs feeding off them, sit mostly flat on sandy soil. The streets climbing the lower flanks of Mount Coolum, including the Mount Coolum Drive area, work with meaningful slope and benched lots. Inland of the David Low Way corridor, the lots open into the larger family-home blocks and the newer estates running toward Yandina-Coolum Road.
Boundary conditions
Boundary conditions on the beachside streets are flat and well-drained. On the Mount Coolum side, slope handling becomes the install consideration, and the rear boundaries on lots backing onto the conservation reserve at the foot of the mountain interface with bushland rather than another lot.
The common job
The typical fence-replacement story is a thirty-year-old timber paling that has lost its bottom-rail integrity to a combination of sandy ground movement and salt-air weathering.
PVC fencing considerations for Coolum Beach
Approvals & heights
Coolum Beach sits inside Sunshine Coast Council. The Sunshine Coast Planning Scheme 2014 permits dividing fences up to 2 metres on side and rear boundaries without a development approval. Anything taller requires a building certifier under the Queensland Building Act 1975. The Queensland Neighbourhood Disputes (Dividing Fences and Trees) Act 2011 governs cost-sharing between adjoining owners. Front-fence height assessment on the standard residential lots is less restrictive than on the Noosa Council side of the boundary, with 1.2 to 1.5 metres being the typical front-fence height that does not attract additional Council scrutiny.
Salt-air exposure
The fence material question on a Coolum lot is dominated by salt air. Coolum sits squarely inside the prevailing northeasterly that carries marine aerosols well into the residential streets behind the beach, and the corrosion timeline on a Colorbond fence within five hundred metres of the surf is meaningfully shorter than on an inland lot. PVC has no metal in the panel to corrode and the Oxford semi-privacy variant lets the prevailing wind through the slat gaps rather than fighting it as a sail.
Bushfire interface
The Mount Coolum conservation reserve interface introduces a Bushfire Hazard Overlay consideration for some lots on the eastern flank. Confirm the BAL rating before specifying a boundary fence on a mapped lot. Pool fences must meet AS 1926.1-2012 regardless.

Questions
PVC fencing Coolum Beach, answered.
- Is the Council assessment for a Coolum Beach fence different from a Noosa Heads fence?
- Yes. Coolum sits inside the Sunshine Coast Council jurisdiction under the Sunshine Coast Planning Scheme 2014, while Noosa Heads sits inside the Noosa Council jurisdiction under the Noosa Plan 2020. The Noosa Plan carries some of Queensland's most restrictive low-rise residential streetscape character controls, and a fence visible from a Noosa Heads street attracts a more rigorous assessment than the same fence in Coolum. The Sunshine Coast Planning Scheme is closer to standard South-East Queensland practice, with 2 metres on side and rear boundaries without approval and a less aggressive front-fence streetscape assessment. The salt-air material question is identical on both sides of the boundary because the wind does not respect the council line.
- How does Mount Coolum's bushfire mapping affect my fence specification?
- Lots on the eastern flank of Mount Coolum and on the conservation reserve interface frequently carry a Bushfire Hazard Overlay designation. Where the lot is BAL-rated, the boundary fence under the Queensland Development Code MP 3.7 and AS 3959 must be a non-combustible material, so PVC is excluded for that specific boundary line. The exclusion applies only to the BAL-rated boundary, not the whole property. Internal side and front fences away from the reserve interface, pool fences inside the building protection zone, and house-yard fences set back from the boundary remain workable in PVC. Confirm your lot's BAL rating with the Sunshine Coast Council planning portal or your building certifier before ordering.
- How quickly does salt air actually corrode a Colorbond fence in Coolum?
- Within sight of the surf, faster than the warranty implies. The cumulative damage to Colorbond steel comes from chloride deposition on cut edges, scratches, and base-rail contact with damp sandy ground, and Coolum's continuous onshore wind delivers a higher salt load than the BlueScope coastal-zone assumption for a few hundred metres of the suburb. We typically see meaningful corrosion at the base-rail join on Colorbond fences within five hundred metres of the beach inside eight to twelve years, with the worst-exposed lots earlier. PVC has no metal in the panel and avoids the question entirely. If a steel-substrate fence is the only option, specify marine-grade fasteners and budget for a bottom-rail replacement at year ten as a working assumption.
- What fence is right for a sandy Coolum lot where the ground moves a little?
- Sandy substrate moves seasonally with rainfall and water table changes, and a poorly footed fence on a sandy Coolum lot can develop a visible lean inside a few years. The fix is footing depth, not material. Specify the post footings to at least 600 millimetres and use the larger 250 millimetre footing diameter rather than a tighter dig on the seaside lots. Once the footing is right, PVC posts behave the same way as steel posts in sandy ground. The failure mode is in the footing, not the post material. The Oxford semi-privacy is the standard specification on a sandy Coolum boundary because it lets the prevailing wind through the slats and reduces the lateral load that contributes to lean.
- Is the Sunshine Coast Planning Scheme strict about front-fence colour and style in Coolum?
- Less strict than the Noosa Plan, and meaningfully less strict than a Brisbane character overlay. The Sunshine Coast Planning Scheme 2014's residential codes ask for fencing that is generally consistent with the streetscape, but Council does not maintain a fixed approved palette and standard residential colours (white, off-white, mid-grey, and charcoal PVC) are uncontentious for a Coolum front fence. Where the planning scheme does step in is on properties facing onto significant streets or precincts with specific local plans, so confirm your specific street with a Council property search before specifying a non-standard tone. Bright or high-gloss finishes occasionally attract assessor comment on prominent corners.
