PVC Fencing
Bondi.

2026

Coastal Eastern Suburbs landmark where salt air, tight semi-detached lots, and heritage conservation controls shape every boundary fence.

Bondi

Bondi sits on the coast about seven kilometres east of the Sydney CBD, and its housing stock is a dense mix of Federation and interwar semis, Art Deco apartment blocks, and California bungalows on compact lots. Much of the suburb falls within Waverley Council heritage conservation areas, which means a street-facing fence is not a free choice: it has to sit comfortably in a pre-war streetscape. The other constant is the ocean. Salt-laden air off the beach corrodes Colorbond at its cut edges and weathers timber quickly, while PVC is completely impervious to it. For a Bondi boundary that holds its white finish without an annual repaint and shrugs off the salt, PVC is the durable long-term answer.

How Bondi fences.

Housing stock

Bondi's residential streets are dominated by Federation and interwar brick semis, Art Deco walk-up apartment blocks, and California bungalows, most on compact lots well under 400 square metres. The tight footprint means side boundaries often sit a metre or less from the dwelling, and many fences are shared between a freestanding house and a neighbouring block of units.

Coastal salt-load

Proximity to the beach puts every Bondi boundary under a constant salt-laden air load. Colorbond corrodes at its cut and drilled edges in this environment and timber palings weather grey within a few seasons. PVC absorbs none of it, which is why it has become the default replacement material on the streets closest to the water.

Heritage conservation areas

Large parts of Bondi sit inside Waverley Council heritage conservation areas, where the front fence is read as part of the historic streetscape. A solid privacy panel on the street boundary will generally not satisfy those controls, so the front and rear of the same property often call for two different fence treatments.

The common job

A frequent Bondi scenario is a semi or bungalow replacing a rusted Colorbond or rotted timber side fence shared with an adjoining unit block, where the new run has to present a clean face to both a private courtyard and a strata common area. The Ascot privacy panel suits this because it shows the same finished face on both sides.

PVC fencing considerations for Bondi

Approvals & heights

In New South Wales a dividing fence up to 1.8 metres is generally exempt development under the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, provided it meets the standard conditions. Anything taller, or any fence on a property inside a heritage conservation area, needs council assessment. Waverley Council is the consent authority for Bondi.

Cost-sharing

Cost-sharing and notice between neighbours are governed by the Dividing Fences Act 1991 (NSW). Adjoining owners share the cost of a sufficient dividing fence, and where one side is a strata scheme the owners corporation is the relevant neighbour. Serve a fencing notice with quotes before ordering.

Heritage front fences

On a heritage-conservation lot the street-facing fence has to complement the pre-war streetscape, so a low picket reads correctly where a tall solid panel does not. The Henley picket in white suits the Federation and interwar character that defines much of Bondi, while side and rear boundaries away from the street can run to the standard 1.8 metres.

Pool safety

Pool fencing in Bondi must comply with the Swimming Pools Act 1992 (NSW) and AS 1926.1, including the 100mm climbable-gap rule and the non-climbable zone around the barrier. The Ascot full privacy panel can serve as a compliant pool barrier provided the non-climbable zone is preserved around any adjacent landscaping or furniture.

Questions

PVC fencing Bondi, answered.

My Bondi house is in a heritage conservation area. What front fence is allowed?
Heritage conservation controls do not usually set exact fence dimensions, but Waverley Council expects a street-facing fence to complement the historic pre-war streetscape. In practice that means a low picket or open-style fence, typically around 1.2 metres, rather than a solid privacy panel. The Henley picket range was designed for exactly this kind of streetscape. Side and rear boundaries that are not visible from the street are not constrained in the same way and can generally run to 1.8 metres as exempt development.
Does Bondi's salt air really damage metal and timber fences faster?
Yes. Salt-laden coastal air accelerates corrosion on Colorbond, especially at cut edges, screw holes, and the base rail, and it speeds up the weathering and rot cycle in timber. Bondi sits close enough to the ocean that boundaries on the streets nearest the beach see this constantly. PVC absorbs no moisture and has no metal to corrode, so it holds its finish in the coastal environment without the repaint or replacement cycle that metal and timber demand here.
We share a fence with an apartment block. Who pays?
Under the Dividing Fences Act 1991 (NSW) the cost of a sufficient dividing fence is shared between adjoining owners. When the neighbour is a strata scheme, the owners corporation is the relevant adjoining owner, not the individual unit residents. You serve a fencing notice with quotes on the owners corporation through its strata manager. PVC suits this situation because both faces are identical, which removes the common dispute about which side gets the rail face.
Can I get PVC fencing delivered and installed in Bondi?
Yes. We deliver to Bondi and all Sydney suburbs on palletised freight, typically within 7 to 10 business days, and our installer network covers the Eastern Suburbs. Because Sydney is an interstate run from our Queensland base the delivery window is a little longer than our local Queensland timeframes, but it is fully tracked. Tick the installation option on your quote for a supply-and-install price.
What PVC fence is best for a compact Bondi courtyard?
For the small rear courtyards typical of Bondi semis and bungalows, the Ascot full privacy range at 1.8 metres gives complete screening and presents the same clean face to both sides of a shared boundary. Where some daylight is wanted, the Oxford semi-privacy lets air and light through while still screening the space. Both install as discrete panel modules, which suits the tight access common on these lots.
